Plans to redevelop iconic Grossinger's resort submitted to the Town of Liberty

LIBERTY, N.Y. — Developers have submitted plans to redevelop the former Grossinger’s resort, hoping to revive the former crown jewel of the Borscht Belt after 40 years.

PPG Development, a real estate developer based in Florida, purchased the property in 2025. Now, they’ve released their plans for developing the site. Plans outline building a main resort hotel containing approximately 100 guest rooms, guest cottages, a club with sporting operations, an equestrian and polo center, farming operations, a renovation and rerouting of the existing 18-hole Big “G” golf course and residential units.

The plans as presented are currently broken up into four phases, with initial phases looking at building back the resort as well as developing an estimated 30 lots of single-family housing on resort property. Later phases will expand that with an additional 145 lots of single-family homes. Residents who live in these properties will have access to the resort and its amenities. Later phases of the plans will also see a new 18-hole golf course being created on the north side of the property.

Marc Baez, the president and CEO of the Sullivan County Partnership for Economic Development, said that several attempts have been made to redevelop the site to no avail, but he believes in this project and is excited in its development. In front of the Sullivan County Legislature’s Committee on Economic Development, he expressed his confidence in the developer due to its history of hospitality development. He also noted the personal connection the developers have with it, saying that the key developer attended Grossinger’s as a child, as well as several other Borscht Belt hotels and resorts.

“It’s a big project. Grossinger’s have been sitting around for 40 years. Nothing’s really happened. We had developers come in, developers come out. Finally, we had a developer that had the wherewithal to do it,” Baez said. “And not only are they going to be successful because they’re good developers and they’ve done this many times before in Florida and other locations in the country, but it is a project of passion.”

"They're going to be regionally impactful," Baez said.

Plans now must go through the development process with the Town of Liberty Planning Board.
